Is very good to provide ideas on how to start in the world of rental properties. Is great to have some guidance. Pros: Information and content: First and foremost, this book has a lot of wonderful, useful information. I am new to the rental real estate business and this book has given me a lot of good information to help me get started.
Online Resources: There are a couple online tools that he mentions in this book that are extremely valuable and are, alone, well worth the price of the book. Cons: Grammar and Syntax: I have never read a more poorly written book. Though Lynda Pelissier is listed as the editor of this book, I am convinced that nobody, not even the author, read this book before publishing. Misspellings, misuse and omission of words, run-on sentences, and just a general misunderstanding of grammar and syntax makes this book extremely hard to read. It feels very much like the author began taking notes for a book that he would someday write then, once he had enough content, just hit ctrl-P and called it good. Redundancies: As a result of an apparent lack of editing, this book has many redundancies. The author repeats himself numerous times throughout the book, occasionally with identical sentences.
This page book could easily be consolidated to a to page book with some simple editing. Lack of Entity Information: This is very minor but I wish that the section about using an LLC to hold investment properties included a bit more detail, especially about tax advantages and the use of an LLC versus other entity types. Overall, the section about LLCs is weak. Bragging: This is also very minor – The book could do with a bit less bragging. †' We already bought your book. You don’t need to prove to us how great you are by telling us that you get all the best deals, etc. Conclusion: It’s a wonderful book with a lot of very useful information. If you are just getting into the rental property business and can look past the minor issues listed above, this is a great book to have. My dad had several rental properties when I was growing up as a kid but I never really knew about the benefits of real estate investing.
Over the coronavirus shutdown I wanted to better myself and I read Rich Dad Poor Dad was inspired to start building toward my future. I bought this book and it was amazing! Mark is really detailed and inspired me even further! He has a blog and YouTube channel that I keep up with and I recently bought some more books of his. I’m in college with my major being that of a teacher so I know the importance of passive income. However the more I have read into real estate, the more I believe I have a future in real estate instead. A friend of mine is a realtor and I bought him lunch and talked to him about real estate. It’s Christmas break and I’m off from college and decided to take classes to get my real estate license! I have Mark to thank for showing the benefits of real estate! I read his buying into success book and I really saw myself in the main character Mo. If you find you are still hesitant to get started, I recommend you read that book next for some extra motivation to get started!
I enjoyed how detailed this book is. It breaks down a multitude of areas real estate investors need to know to be successful. I'm going to recommend this to all my friends who want to get started. The book itself provides a set of very realistic and very achievable goals about how to succeed in this business. No silly sophomoric reality show stuff and no pep rally centric real estate seminars or infomercials, just the A to Z basics on how to make a genuine rental real estate business work. I doubt I will ever own much more than 10 properties, but tuning into Mark's website and following his many topical discussions has already helped me expand my horizons. Specifically I just recently acquired a couple of properties in another state Ohio where real estate prices have not exploded upward as in California, but where the rental income is quite high. One of the discussion topics on his website addressed this very issue and I used some of the tips presented there to make a very solid deal on my latest Ohio property which closed in June.
I will update this review after I finish the book and I fully anticipate giving it 5 stars at that time. One person found this helpful. This is a terrific and practical guide on how to work on your real estate business not in it. Mark knows exactly what it is like to work in the Real Estate trenches, as an agent, investor, flipper, and owner of rental properties. I have implemented many of Marks concepts in my business and am already seeing a difference Offers on Bank Owned properties now being accepted! I appreciated Mark's insights on financing and managing my business. This book is useful for both novices and experts in Real Estate. I have only just started the book, but it is easy to read and gives a lot of great insight into owning rental properties.
I have a dozen properties and I plan to read the entire book. I have been following Mark Ferguson for a while now. Reading his information on Investfourmore, Getting his emails, Learning about how to run a business in Rentals is great. I have a couple properties, but I am still in the Brand New Phase, so looking at this book and all it has to offer is wonderful. If you have questions about starting, working in the Rental Field, working as a Real Estate Agent and all the things in between you should pick up a copy for yourself.

This is one of the best books to help me grip a tangible sense of what it like to be a real estate investor, what I should expect, and what should I do to start. Good Foundational Guide Real estate has a ton of complexity that can bog you down and stop your getting started. Written in a very approachable way and relatable to most readers, you will learn about diligence, numbers, repairs and operations. One of the better beginner books out there. Ferguson is a real estate investor and had a goal of having rental properties. He made good progress initially, but I believe he's currently nowhere near that goal Instead, he does more fix and flips, based on his website, investfourmore.
